Why Kingston homes grow mold.
Kingston has three distinct building eras stacked on top of each other: Dutch limestone from the 1600s and 1700s in the Stockade, brick and frame rowhouses from the canal and cement boom, and post-war stock further out. Each one fails in a different way.
Breathing stone walls, sealed shut
Stockade District limestone was built to absorb water and release it through lime mortar and plaster. Repointing with hard Portland cement, or sealing the inside with modern paint or foam, traps that moisture in the wall instead.
Rondout & Esopus flood ground
The Rondout waterfront is tidal, and the low ground along the Esopus floods. Many properties have had water in the lowest level at some point, and saturated framing and stored contents keep feeding growth long after the puddle is gone.
Shared-wall rowhouses
Midtown brick rowhouses share party walls, so a neighbour’s roof leak, failed gutter or unheated vacant unit becomes your damp wall. The source is frequently on the other side of a wall you don’t own.
Deep, cool cellars
Stone and brick cellars stay cold year round. Warm, humid summer air meeting those cold surfaces condenses, so a basement can be soaking in August without a single drop coming in from outside.
Conversions and subdivisions
Large single-family houses cut into apartments often gained bathrooms and kitchens without gaining ventilation. An unvented bath fan discharging into a joist bay or attic is one of the most common findings in this housing stock.
Freeze-thaw on old roofs
Ulster winters cycle across freezing repeatedly. Ice dams push meltwater back under slate and shingle, and on a flat or low-slope rowhouse roof the resulting leak can travel a long way before it shows on a ceiling.
None of this makes Kingston a bad place to own a building. It means the moisture behaves differently here than it does in newer stock, and it needs to be read differently. See how mold actually works or what exposure does to the people living there.
